General Questions

  • Home restrictions vary and are based on state and/or local regulations and the bedroom count of the property.

  • Yes, we require all tenants to acquire an active rental insurance policy.

  • Yes, we abide by all legal guidelines to protect our residents, our owners and ourselves, including the Fair Housing Act and the Fair Credit Reporting Act.

Property Showings

  • To schedule a tour, please call with the property address you are interested in. Please be prepared to show a current ID, as it is important to us to provide another layer of protection to all our vacant homes. Be prepared to answer preliminary questions regarding your credit score, criminal record and financial information even though we will run a full background check should you want to move forward in pursuing the lease agreement.

  • Yes, you will have to schedule a new time and date to gain access.

  • If you would like to change the time of your appointment, please let us know immediately, and contact our team for assistance.

Application Requirements & Qualifications

  • You will submit a tenant application online for a small fee. This will give us information about your criminal record, eviction record, and current and past financial information. Once it is completed and screened, the potential resident will be notified of approval or denial. In the case of approval, additional steps will be discussed to finalize the lease agreement.

  • In additional to the information provided in your application, proof of income and a valid US government ID is required to apply.

  • An eviction is not an automatic disqualifier; however, additional criteria will be needed to be met in order to qualify for one of our homes. We want to provide our property owners with stable, reliable, income-qualified tenants. So, you may need to provide us with more information to ensure that accurately describes you.

  • Goose Creek Property Management’s screening criteria includes a review of the following:

    -Monthly net income to be 2.5 times your monthly rent or greater

    -Credit report

    -No history of Bankruptcies

    -Criminal Background Check

    -References and follow up with current or previous landlord.

    While meeting the criteria above does not guarantee approval, those are the foundation of our multi-point screening process.

  • Yes, if a resident has not already occupied a property, they are able to move to another qualified property without occurring any additional fee or application.

  • Application fees are unfortunately not refundable.

  • The allowance of pets is property specific and indicated on the individual listings of each home. However, additional rent and/or deposit may be required and are as follows:

    -A non-refundable $250 fee per pet is required to be paid at the time of move-in

    -For each pet, there will be an additional $30 monthly fee

    -The number of pets and breed restrictions may vary, so please contact our property management team for more information.

    -In accordance with the Fair Housing Act, Goose Creek Property Management does not discriminate or require additional fees for service and/or emotional support animals.

Lease Agreement

  • Typical lease terms are one and two years. There are cases where we do make exceptions to lease terms, we also work with insurance companies looking to house tenants.

  • The security deposit depends on the qualifications of the potential resident and is equal to one- or two-month’s rent.

  • We unfortunately do not allow properties to be sublet. If you are need of assistance regarding your lease agreement, please reach out to your property management team.
