Our strategy is to reach a wide audience, and yet eliminate the possibility of wasted time on scams, spam, or unworthy applicants.   • Vacancy periods are affected by general vacancy rates in the area, and also the time of year. Every property is different and we will do a general assessment of what your property needs in order to make it market ready. However, if your house is in market ready condition and is priced at a competitive rate, the average time it takes to fill an occupancy with a reliable tenant is 3-4 weeks.

  • Goose Creek Property Management is able to streamline the entire process of renting out your property. Because of our experience and access to reliable marketing websites; we can screen tenants, reduce vacancy periods, and prepare your property for rent. This is our full time job, and chances are you already have one of those. So you can spend less time dealing with your rental and losing money over a vacant space, and instead gain more peace of mind and financial profits.

  • When you work with Goose Creek Property Management, you work with professionals. That includes vendors, electricians, landscapers, general contractors… anything that your property is in need of. However, we want to get your property ready for rent just as much as you do! Minor updates and repairs should take no more than a few days, while major cosmetic and functional renovations should take closer to a 3 weeks depending on the availability of staff and professionals.

  • A potential tenant searches for properties to rent differently than a potential home owner might. Whereas a potential home owner might want to negotiate pricing, a potential tenant will just move on. Asking for a higher rent that’s above the market average risks keeping your property vacant for longer and missing out on good quality tenants.

Screening & Managing Tenants

  • We perform a full background check which includes a credit and criminal history check. We verify and confirm their employment, annual income, and rental history to check for previous evictions, or a history of late payments. A qualified tenant means someone with reliable income who has a history and record of financial responsibility.

    While we screen carefully for responsible tenants, we are intentional in our compliance with non-discrimination practices.

  • While the actual process varies by state, it is illegal to attempt an eviction yourself; you must follow a legal process. Valid reasons for evictions include: violating the lease, failure to pay rent, or causing health or safety standards. Goose Creek Property Management is able to assist and help navigate an eviction process which includes getting the right kind of legal help.

  • Paying only a partial amount of the rent counts as a default - which means that after 30 days, or a partial payment, that tenant may be eligible to begin the eviction process.

Managing The Property

  • As business owners, we consider both you, the property owner and the tenant our customers, and we remedy their reasonable complaints as quickly as possible.

    We have a system for tenants that they can use 24/7. Emergencies are handled immediately, especially if it puts the tenant’s health and safety at risk.

  • We outsource various aspects of maintenance and inspections to qualified and bonded professionals which eliminates a lot of stress and time spent, and the costs are often lower than expected. Unless a tenant is responsible for damage or was negligent, property owners are responsible for normal wear and tear on the property.

  • Though state law varies, the property must be kept in inhabitable condition, and repairs and maintenance must be done so in order to keep it that way.

    This includes keeping the premises and common areas free from all hazards and clean. Electrical, plumbing, heating, ventilating, kitchen and other appliances must also be maintained and in good and safe working order and condition.

    All other repairs will be completed in a timely manner to ensure compliance with any laws.

Finances & Liabilities

  • We require our tenants to take out a renter’s insurance policy so that they are covered in case of a fire, natural disaster, or other incident that damages their belongings. If a tenant does not already have a policy in place, we can make recommendations for a policy that fits your needs.

  • Whether the property allows pets is the Owner’s choice. However, allowing pets means you can select from a wider pool of prospective tenants, but it also opens up the potential for liabilities. Is your property suitable for pets? Are you willing to make modifications, such as dog doors, as needed?

    In the case that a dog bites someone while on your property, most states hold the dog’s owner liable for any damages, regardless of a property being a private or public space, the dog’s temperament, or the dog owner’s knowledge of its temperament. So this scenario, while unfortunate, would probably not involve you.

  • Goose Creek will collect a percentage of the collected rent every month, and then pay the owners. Our fee varies from property to property and differs based on each property’s unique needs and attributes. Our fee ranges from 3% - 10% of the collected rent.
